3. Service Requests Are Not Confirmed Appointments

A service appointment is confirmed only after Putnam Maintenance accepts the request and provides confirmation.
Requested appointment dates and arrival windows are not guaranteed until confirmed. Availability may change because of:

4. Emergency Service
Putnam Maintenance may offer emergency or after-hours service depending on technician availability, location, weather, safety conditions, and the nature of the request.
Submitting an online form is not an appropriate way to report an immediate emergency.

Call 911 or the appropriate utility provider immediately if you suspect:

5. Estimates, Quotes, and Proposals
Website descriptions, advertised prices, examples, and general pricing information are not final estimates unless expressly identified as such.
A final price may depend on factors such as:

- Required labor;
- Parts and material availability;

- Permit requirements;

A written estimate, proposal, work order, maintenance-plan agreement, financing agreement, or other service document may contain additional terms.
When another written agreement conflicts with these website Terms, the more specific written agreement controls the applicable service.
Unless otherwise stated, an estimate does not reserve equipment, materials, or an installation date indefinitely. Pricing and availability may change before an estimate is accepted.
6. Authorization to Request Services
By requesting service, you represent that you:
- Are at least 18 years old;
- Have authority to request work at the property;
- Are the property owner, tenant with appropriate authorization, property manager, business representative, or another authorized person;
- Have provided accurate contact and property information; and
- Have authority to approve any charges you authorize.
If you are not the property owner, Putnam Maintenance may require authorization from the owner, landlord, property manager, or other responsible party before beginning work.
You are responsible for disputes arising from service you requested without proper authority.
7. Property Access and Working Conditions
You must provide safe, timely, and reasonable access to the property and equipment being serviced.
Before the appointment, you are responsible for:
- Ensuring an authorized adult is available when required;
- Securing pets;
- Clearing reasonable access to equipment and work areas;
- Informing us of known hazards;
- Identifying gates, access codes, alarms, or parking restrictions;
- Disclosing known asbestos, mold, sewage, chemical, electrical, structural, or environmental hazards;
- Identifying property rules or building-management requirements; and
- Obtaining any required owner or tenant authorization.
Putnam Maintenance may refuse, postpone, or stop work when conditions are unsafe, unlawful, inaccessible, abusive, unsanitary, or materially different from what was disclosed.
Additional charges may apply when technicians must return because access was unavailable or the site was not reasonably ready for service, provided those charges are disclosed as required.
8. Diagnosis and Hidden Conditions
Technicians make recommendations based on information reasonably available during the inspection and diagnosis.
Some problems cannot be identified until equipment is opened, disassembled, tested, energized, drained, excavated, or otherwise accessed. Concealed or unexpected conditions may include:
- Hidden leaks;
- Corrosion;
- Damaged wiring;
- Failed components;
- Code violations;
- Mold or water damage;
- Asbestos-containing materials;
- Structural damage;
- Improper prior repairs;
- Inaccessible ductwork or piping;
- Underground conditions;
- Pest damage; or
- Additional equipment failures.
If previously unknown conditions affect the work, Putnam Maintenance may stop and provide a revised recommendation, estimate, or authorization request before continuing.
We are not responsible for preexisting damage or concealed conditions that could not reasonably be identified before work began.
9. Customer-Supplied Equipment and Parts
Putnam Maintenance may decline to install or repair equipment or parts supplied by a customer.
If we agree to work with customer-supplied equipment or parts:
- The customer is responsible for confirming compatibility and completeness;
- Putnam Maintenance does not provide a manufacturer’s warranty for those items;
- Additional labor may be required if the item is incorrect, defective, incomplete, or damaged;
- Labor charges may still apply if the item cannot be installed;
- Putnam Maintenance may decline installation when the item is unsafe, unsuitable, noncompliant, or incompatible; and
- Any Putnam Maintenance workmanship warranty applies only as stated in the applicable written agreement.
10. Permits, Codes, and Inspections
Some projects may require permits, inspections, utility coordination, engineering, code upgrades, or approval from a property owner, municipality, authority, homeowners’ association, or building manager.
Responsibility for permits and related costs will be addressed in the applicable estimate, proposal, or service agreement.
Existing systems may contain conditions that do not meet current code requirements. When legally required or reasonably necessary for safety, additional work may be recommended or required before the requested project can be completed.
11. Payments
You agree to pay all charges you authorize according to the applicable estimate, invoice, work order, maintenance-plan agreement, financing agreement, or other written terms.
Payment may be required:
- At the time service is completed;
- Before special-order materials are purchased;
- According to a project-payment schedule;
- Through recurring maintenance-plan billing; or
- According to approved financing terms.
Accepted payment methods may vary.
Putnam Maintenance may use third-party payment processors. Payment processing may be governed by the processor’s separate terms and privacy policy.
You represent that you are authorized to use any payment method you provide.
Unless prohibited by law or a written agreement, unpaid balances may result in:
- Suspension of future services;
- Cancellation of scheduled work;
- Collection activity;
- Recovery of legally permitted costs; or
- Other remedies available under applicable law.
Nothing in these Terms authorizes Putnam Maintenance to charge an undisclosed amount or charge a payment method without required authorization.
12. Financing
Financing may be offered through independent third-party lenders or financing providers.
Financing approval, interest rates, payment terms, credit decisions, fees, and account servicing are controlled by the financing provider—not Putnam Maintenance.
Putnam Maintenance does not guarantee financing approval.
Any financing arrangement is governed by the documents provided by the applicable lender. Review those documents carefully before accepting financing.
13. Maintenance Plans and Recurring Payments
Putnam Maintenance may offer residential or commercial maintenance plans with recurring or renewal-based billing.
Specific plan benefits, pricing, renewal terms, exclusions, discounts, scheduling rights, cancellation procedures, and other conditions will be stated in the applicable maintenance-plan agreement.
By enrolling in a recurring plan, you authorize the charges described in that agreement until the plan is canceled or otherwise ends.
Maintenance plans do not guarantee that equipment will never fail. Inspections and tune-ups may identify developing issues, but they cannot prevent every breakdown or eliminate normal wear.

14. Appointment Changes and Cancellations
Contact Putnam Maintenance as soon as reasonably possible if you need to cancel or reschedule an appointment.
Putnam Maintenance may cancel or reschedule an appointment because of:
- Severe weather;
- Emergencies;
- Technician illness;
- Safety concerns;
- Inability to access the property;
- Incorrect or incomplete customer information;
- Nonpayment;
- Parts or equipment delays; or
- Events outside our reasonable control.
Any customer cancellation, dispatch, trip, diagnostic, restocking, special-order, or missed-appointment charge must be disclosed through the applicable booking process, estimate, work order, or service agreement.
15. Parts, Equipment, and Availability
Equipment, materials, and parts remain subject to availability.
Manufacturers may:
- Discontinue products;
- Change specifications;
- Substitute components;
- Delay shipments;
- Change warranty terms; or
- Experience inventory shortages.
When a specified item is unavailable, Putnam Maintenance may recommend a reasonably comparable alternative. Material substitutions requiring a meaningful price or scope change will be communicated before installation when reasonably possible.
Product photographs, colors, descriptions, and specifications shown online may differ slightly from the final item because of manufacturing changes, screen settings, or supplier information.
16. Warranties
Any warranty applying to labor, workmanship, parts, or equipment will be stated in the applicable estimate, invoice, proposal, manufacturer documentation, or written warranty.
Manufacturer warranties are provided by the manufacturer and remain subject to the manufacturer’s requirements, exclusions, registration procedures, and claim process.
Warranty coverage may not apply to problems caused by:
- Abuse or misuse;
- Failure to maintain equipment;
- Unauthorized repairs or alterations;
- Customer-supplied parts;
- Improper operation;
- Power surges;
- Flooding;
- Fire;
- Freezing;
- Pests;
- Corrosion;
- Water quality;
- Drain blockage;
- Environmental conditions;
- Acts of nature;
- Conditions outside the serviced equipment; or
- Other exclusions stated in the applicable warranty.
Nothing in these Terms limits a warranty or consumer right that cannot legally be limited.
Contact Putnam Maintenance promptly if you believe completed work has a warranty issue. Allow us a reasonable opportunity to inspect the reported problem before another company modifies or repairs the affected work.
17. Photographs and Service Records
Putnam Maintenance may take photographs or videos of equipment, work areas, completed work, serial numbers, existing damage, installation conditions, or safety concerns for legitimate business purposes such as:
- Diagnosis;
- Documentation;
- Estimates;
- Warranty claims;
- Training;
- Quality control;
- Insurance;
- Code compliance;
- Customer communication; and
- Dispute resolution.
We will not intentionally use identifiable photographs of customers or private areas of a property for public marketing without appropriate permission.
Service records may include technician notes, equipment information, photographs, communications, estimates, invoices, and maintenance history.

18. Telephone, Email, and Text Communications
By providing contact information, you authorize Putnam Maintenance to contact you concerning your request, appointment, estimate, service, invoice, maintenance plan, warranty, or customer account.

- Automated appointment or service notifications.
Message and data rates may apply.
